James (Joe) Falko II Managing Director; Originations and Capital Markets

 Joe has spent the last 30 years in the finance and real estate sectors. He began his career at Merrill Lynch on Wall Street working in their Private Client High Net Worth group where he successfully managed well over a Billion dollars. He posses his series 7, 63, and 65 licenses and was awarded numerous Top Producer Awards during his tenure there. In the early 2000’s he started multiple real estate companies including a brokerage and development firm which he currently still serves as their CEO. He also sits on numerous real estate advisory boards throughout the country. Joe graduated in less than 4 years from the prestigious Amherst College with a degree in economics and a triple minor in political science, Spanish, and philosophy. He was a 2 sport athlete in college playing both football and track where he was a pole vaulter and earned multiple varsity letters. He also had a short lived carer in the NFL where he was cut after the first day! He resides in Denver where he lives with his only son- Jackson. Joe’s extensive knowledge and incredible humorous personality is a welcome addition to our executive team.

 

Erma Charles is the Founder and CEO of SirionVentures and is responsible for overseeing the firm’s operations and strategic direction, managing both the firm’s relationship with its lender partners and underwriting activities.  

Erma’s experience includes over 25 years of experience in investment banking, corporate development and corporate strategy.   Erma’s investment banking career included a 7-year tenure as Managing Director of a FINRA/SIPC brokerage where she specialized in advising, negotiating, and structuring the financing of mid-cap commercial real estate (CRE) debt and equity deals and M&A transactions working closely with institutional debt and equity funds with nationwide footprint.  Erma was previously a Partner and Head of US investments for a European-based alternative investment fund with €2 billion in AUM.  She has originated and underwritten over $900M in CRE transactions.

  • Bachelor of Business Administration degree (BBA) from Howard University (with honors)

  • FINRA Investment Banking (Series 79) and Corporate Securities (Series 62)—previously registered

Jeff Milligan  VP of Loan Origination

Recognizing the booming investment opportunities in Denver, Jeff founded his own real estate investing and wholesaling firm after nearly 2 decades of business operations experience. Leveraging innovative marketing strategies and his wide-reaching connections, he gained access to a significant volume of both on- and off-market opportunities, including REOs, note packages (performing and non-performing), commercial and residential tapes, and other distressed assets. Known for his precise on-site rehab estimates and accurate ARV projections, Jeff has consistently delivered highly profitable investments for his clients.  With nearly a decade of experience spanning residential, commercial, and land development transactions, Jeff has honed a unique ability to navigate complex deals, overcome challenges, and close successfully. Today, he brings his deep investment expertise and real-world experience to every project, helping clients achieve their financial goals with confidence.
